Who is waiting on you
A question asked and not answered is an obligation you hold, whether it came from a client, a counterparty, or a lender. GoalRunner raises it with the person's own words quoted and dated, so you are not reconstructing the thread from memory.
What you asked for and never got
You chased a document once. Nothing came back. That absence is invisible in an inbox — nothing arrived to remind you — and it is exactly what GoalRunner holds and returns at a stated time.
What you said you would do
Your own sent mail is evidence too. "I'll get you the comps tomorrow" is a commitment, and it is quoted back to you in your own words with the date you wrote it.
What it set aside, and why
Automated alerts, portal digests and marketing mail are the majority of a broker's inbox. Everything GoalRunner decides not to raise is recorded with its reason and open to you — so you can check the judgement rather than trust it.
An honest note about lead alerts: a broker's mailbox is the densest concentration of automated mail we have looked at, and separating a real buyer inquiry from a portal digest is the hardest thing we ask the product to do. We are not going to claim it is solved. What we will claim is that every call it makes is visible and reversible: tell it a sender is broadcast mail and it says so back to you in words — broadcasts from this sender won't come back — and it honours that permanently.

One sentence when you open it: how many things need you. Then one at a time, ordered by what it costs to keep waiting — not by what arrived most recently and not by whose subject line shouts loudest.
Reply with the thread already read
Where a reply is the right next move, a draft is waiting that was written from the actual conversation — what they asked, what you said last time, what is outstanding. You edit it and you send it.
Put a chase down without losing it
When the ball is in someone else's court, mark it waiting. It leaves your queue and comes back on its own with the history attached: you asked on the 3rd, nine days, no reply.
Finish the day on purpose
When the last one clears it tells you so, and it tells you what that means — everything in the mail it watches, and nothing beyond that. No scrolling six files on a Sunday to check.
What stays under your control
This matters more in your work than most, because a message sent in your name is a message sent by a licensee.
Nothing is sent without you
GoalRunner writes drafts. Every message that leaves your account was read and sent by you. It cannot reply to a client, a counterparty, or a lead on its own, at any setting.
Your inbox changes only when you say so
Marking something done records the outcome in GoalRunner and changes nothing in Gmail. GoalRunner can label, star, trash or draft in your mailbox — but only the moment you press it to, never on its own and never in the background.
No client relationship is ranked above another
It orders by what it costs not to act, never by deal size and never by who the person is. A first-time buyer and a repeat investor client are ranked by the same rule.
You can check every call it makes
Every claim opens to the messages behind it, unedited and dated. Including the claim that nothing needs you.

First: a buyer asked, at 9:40 last night, whether the seller would consider a longer close. Their words, quoted, dated. The advice is reply; the draft already references the offer terms discussed on the 14th. You change one sentence and send it.

The question asked at the end of a long thread, which is the one most likely to be lost, raised with the client's own sentence quoted.
Document chases
Disclosures, addenda, proof of funds, HOA packets. You asked once. The absence of a reply is the thing GoalRunner holds for you.

The other agent, the lender, title, the inspector. Threads that go quiet mid-transaction and stay quiet until they are a problem.

What you told a client you would do, in your own sent mail, with the date you said it.

The message with no deadline that is never first and is where next year's business is. It does not disappear just because nothing is on fire.

What GoalRunner will not do for you
Read this part twice. It is cheaper to know now than to find out in week two.
One discovery conversation with a Southern California broker/owner, conducted by a co-founder in August 2026 and recorded in docs/business/DISCOVERY_PROFILES_AND_RANKING.md. It is a description of the problem, not a customer using the product. No results are claimed.
- It does not connect to your CRM. Not to read from it, not to write to it, not to sync. If a follow-up lives only in your CRM or your lead system and never appears in your mail, GoalRunner will not see it.
- It does not touch your MLS, your transaction management platform, or your e-signature tool. Gmail is the only source it reads.
- It will not qualify or score your leads. It raises things that appear to need an answer and shows you why. It does not rate a prospect and it does not tell you who is likely to transact.
- It does not report on your agents. GoalRunner reads one person's mailbox and tells that person what they owe and are owed. There is no brokerage view and no view of anyone else's follow-through.
- Automated lead mail is the hardest case in your inbox and we are not claiming it is solved. Every set-aside is visible and every correction you make is permanent, which is the honest version of that promise.
- It has no price yet and no self-serve sign-up. Private Alpha access is granted one account at a time.
GoalRunner makes claims only about the sources you have connected. Today that is Gmail, and nothing else. A promise made on a phone call, a text message, or in a system GoalRunner cannot read is outside what it watches — and it will tell you so rather than imply otherwise.
GoalRunner prepares. You decide. Every outgoing message is a draft that you read and send yourself. There is no autonomous send to switch off, because there is no autonomous send.
GoalRunner is early software in Private Alpha, tested with real mailboxes and real workloads. Access is limited on purpose while reliability and usefulness are proven. There is no published price and no self-serve sign-up.
Questions brokers ask
My inbox is mostly Zillow, Realtor.com and portal alerts. Will it just drown?
That is the honest hard case, and it is the reason we would want to look at your last ninety days before you decided anything. GoalRunner records everything it set aside with a reason, so you can see in one screen whether it separated the real inquiries from the machine mail on your inbox rather than on a demo. If it did not, we would rather you found that out for free than after paying us.
Does it work with my CRM?
No. There is no CRM integration in either direction, and none is available today. GoalRunner reads mail. If your workflow depends on things moving between your inbox and your CRM automatically, that is not what this does.
Can it answer leads for me so I respond within five minutes?
No. It cannot send anything on its own. If instant automated response is the requirement, GoalRunner is the wrong tool and we would tell you that in the first conversation.
Can I use it to see whether my agents are following up?
No. It works on one mailbox and reports on that person's own obligations. It does not report on other people's commitments, and there is no brokerage or team view.
Is my client correspondence safe?
Your mail stays in Gmail; GoalRunner does not move it. It works from message text and records that an attachment exists with its name, type and size; it never opens, reads or interprets what is inside. When you open a conversation that has an attachment, GoalRunner fetches the file from Gmail so it can put a working download in front of you. It does not open, read or interpret what is inside, and it keeps no copy. A file over its size limit is never requested at all. The text of your mail is sent to OpenAI's API, which acts as our service provider for the reasoning step; our published privacy policy states that we do not use your mail to train any model and do not send it to anyone for that purpose. UnKAnscious holds no security certifications today, and we will not imply otherwise. The privacy page is the full account.
What about the things I agree to on a call or by text?
It will not know about them. Every statement it makes is bounded to the mail it watches — including the statement that you are finished. That bound is what makes it checkable.
I have team and personal accounts. Can it read both?
Not today. One connected Gmail account per workspace.

Does it sync with my CRM, or with the other tools I use?
No. There is no CRM integration, no export into another system, and no automation between tools. If the thing you need tracked lives in a system GoalRunner cannot read, it will not be tracked — and it is better that you know that now.
Can GoalRunner send email on my behalf?
No. It can prepare a draft with the conversation's context already in it. You read it and you press send. Nothing leaves your account that you did not send.
What does GoalRunner actually read?
The mail in the Gmail account you connect, including your own sent messages — because a promise you made is usually in something you wrote. GoalRunner works out what you owe from message text, and records that an attachment exists with its name, type and size. When you open a conversation that has an attachment, GoalRunner fetches the file from Gmail so it can put a working download in front of you. It does not open, read or interpret what is inside, and it keeps no copy. A file over its size limit is never requested at all. On the forwarding path, attachment contents are never stored at all.
